I am like you though when I had a bunch of rentals my staff would not let me talk to the renters I was always undermining their firm grip on being a landlord... they would get me and the next thing I know I am buying them grocieries LOL

When staff get little positive feedback from tenants or owners they tend to burn out***Having said all that I own tons of rentals and require my managers to bill me for their fee, repairs, and services.

Now to thinking broadly, how about nontraditional students who are working year round, grad students with families who are year round, university staff, faculty, etc..
