If the hookups are done with metal braided hoses the chance for a leak at that point  is very unlikely.If you use a Washing Machine Pan hooked up to a drain under the the WD, even if the machine leaks or over fills, the water will not be a problem and not flood the unit.

PM has to pay for their time... owner does not want to pay for their time to go shopping and such... like James wise says its not a money maker for them .. but owners think they are getting hosed... its a lose lose as opposed to a win win :)

While they were there, they did a couple things like clean a dryer duct and tighten a supply hose to the washer.

Maybe if you could convert the basement to a second unit but otherwise you would probably be better off to sell.A conversion of garage or basement could run $40,000 - $80,000 depending.What is the hose worth as it is and what is market rent for the area.
