Hi everyone, new here and am really looking forward to hopefully investing in RE but want to make sure it could really happen.Here's the deal, I moved to Green Bay about 3 years ago but have been an hvac mechanic for about 12 years.

The numbers on this map are a mirror image of the Trulia crime maps - not much of a surprise here: rents are generally higher in Trulia green areas, then yellow, orange and red.

I am very green, so I would appreciate a patient realtor. 

I am veteran and former Green Beret, but now I am an officer in the Army Reserves.

I did order David Greene’s book today about investing out of state but wanted to go ahead and start gathering info now!

Along the lines of David Greene’s advice I’ve been putting together what I hope to be a “Big 4” team and I’ve found as I ask for input on potential single family deals from a prospective property manager that the manager is a licensed real estate agent and interested in representing me as the buyer’s broker.

Especially after hearing that podcast on Long Distance Investing by David Greene (just ordered his book as well), incredible episode.

Having said that, I'm trying to approach this using @David Greene's model of finding 2BR units with 1000+ sq ft in an effort to buy low, convert into a 3BR, then ultimately cash out refinance.
