My experience is hardwoods help sell houses if they are in nice (used gently) condition or better.

@John PowelThis is a niche that is a hidden goldmine, I do these in my area, except with a twist.

I was at a real estate seminar and they introduced a gentle man who gave an informational speech about using your self-directed IRA retirement fund to purchase not only real estate but other high interest yielding products permitted by law.

The big banks were there to lend them the cheap money in the good times, but they had zero problems leaving them to twist in the wind when things go south.I always thought that mortgages were so much more regulated though... never would have guessed that banks would be doing blankets on RE.  

However the deals I've been sent were not very good to put it gently.

to have a Hungry Young Lion reach out to me through BP shortly after that, who also happened to be an experienced environmental engineer, learning how to twist the tail of this complex and cross-disciplinary beast is now an active project.

Architecture and Construction Project Management can be very valuable to an investment firm in the areas of Design, Renovation, Construction Management, and possibly even Asset Management (assuming you're #s oriented).It may behoove you to find investors that seem to be active but maybe their renovations can use some help (be gentle and thoughtful when telling someone their product can use some upgrades haha).
