Either way this whole case should be a learning lesson for agents on how to conduct their business better and establish a baseline on how they will get paid more efficiently so I don’t think it’s all bad.

As I was walking out of escrow with a check to cover the judgments paid in full I smiled as I told him you forgot to analyze your figures, 90% don't pay but that means 10% do, welcome to the 10%.As for agents not having a clue maybe the other party should just say I can't pay you will you do this for free.

I told them my budget, my strategy (BRRRR, Fix & Flip, STR, LTR), and the area I was focused on.2 - My lender was also an investor and familiar with the area, so I asked them for recommendations for agents, property managers and contractors/handyman.3 - I interviewed everyone and I also asked them if they had recommendations.4 - All of the interviews are time-consuming, but it is all part of the process.

And on some ag land I have done soil testing because not all soil treatments for ag are conducive to having people live or work on top of those soils.Also you can talk with a local for profit land planning company or Civil engineer you will need them eventually usually they will give you and hour for free..
