I had some of the brick replaced on the exterior layer (there were 3), with few issues.

Put new carpet in the rooms, pressure cleaned the exterior, threw stone paneling around the fire place.

Cosmetic remodel, new kitchen, baths, flooring paint, light fixtures, and exterior fence.

New kitchen, flooring and paint through out and exterior doors along with minor tweaks and adjustments to the whole house.

Completely painted exterior, replace windows as needed.

Our leases hold the tenants/occupants liable for ANY broken glass interior or exterior of the property. 

I understand this is a multi, but I only buy SFRs, so from my perspective, I would have concerns about the exterior.

We are a family of 5 so adding a couple of extra bedrooms, an extra bathroom per floor, a separate living space on second floor, extra garage space, brick/stone exterior, upgraded flooring and countertops, lots of closet space, etc.

They simply have less exterior attack surface to defend.Age and life of components: I sourced average useful life for a laundry list of components from InterNACHI and a few other sources to fill in, as well as my own professional experience. 

The unit and a/c, roof, exterior, windows, and appliances are all good.
