(In Texas you need AC. ) We had a house we just redone for a rental and it was an older house with no pre-existing ductwork.

Since I've never done a new lease for renewing an existing tenant, I have some questions:1.

Instead of applying for a new mortgage the buyer takes over the sellers existing mortgage loan.

Are you trying to convert a pre-existing room into a bedroom to increase the ARV?

Of course when I buy these types of deals I personally give existing tenants the chance to stay at a higher rent amount initially rather than just evicting and having to do a renovation before I start making any money.

It always a good idea to try to sort out the problems you are having with existing professionals first.

You should check out the 2020 state ADU legislation, but off the top of my head I recall two ADUs for 2-4 unit properties and a max quantity of attached ADUs equal to 25% of existing units for 5+ units.
