I imagine we will see less and less of these subject-to transactions in the coming future as this method has been popularized by some famous proponents...As far as finding these deals, a sub-to transaction would most likely be found by trolling foreclosures and finding off-market deals like a wholesaler. 

Just send them an email or text stating the lease is canceled because they failed to pay the deposit within 24 hours.

The title company emails me paperwork thinking I'm going to loan him over $200,000 for 2 properties... absolutely not. 

I look at every single item in the pro forma and imagine that it is complete BS, and see if I can challenge it.
