The lower the price, the better ARV you want as the closing costs and possible overruns on the rehab budget will be more likely to eat up your profit margin. 

@Tyson Luthy I like your idea as people like choices but if these aren't in your lease all that is required is that you rerent as soon as possible and you eat the lose of time. 

I'll let the legal eagles say which one of you has to eat it and then go after the seller. 

I am still trying to find the right property where the expenses don't eat you alive. 

The homes you suggested do not work  for cash flow and may not work at all with negative cash flow eating up any appreciation.

If they want to stay in your unit they will find the money and you will find out quick if they have the money or are just playing games.Lot's of times they have the money they are just shifting around to who will be sympathetic to them and not pay that person because times are tough and they still want to eat out and pay the cable bill.

They choose to participate in a program with special diet meals, and it may work well while they are eating those restrictive meals, but unless they consciously change their eating habits they are mostly likely going to gain weight again.
