Just a quick tip -  you can leverage your existing network of title companies, lenders, and other real estate agents to find off market deals.

I was told if I could show a professional license such as a broker license I might get approved but the best option would be a Private Investigators license, otherwise, they didn't see any other path to approval for me or my company.

She sent a reputable plumbing company out and they gave us a $9000 bid to do excavating, repairs, etc. due to some roots getting in some plumbing under the house.

In addition if you use a title company or lawyer to handle the closing then they are legally required to report the sale to the IRS etc.
