I would only recommend this strategy to capitalize a business with more than $100K of retirement funds.The operating business must be a C CorpThe corporation sponsors a 401k retirement planYou can rollover funds from an existing tax-deferred IRA or 401k into the new 401kThe 401(k) then uses an Employee Stock Option Purchase to purchase shares of the parent C corporation.

@Kole Kingslien - make sure you or your corporate entity are on the title, otherwise you will have no seasoning and when you go to refinance, the lender will treat it as a purchase.

if you insurance business is being reported on Schedule C (not in a S-Corp or LLC) this will not however reduce the self-employment taxes you have to pay on the insurance income.A Cost seg is really a play on the time value of money, depending on your goals with the property it may or may not make sense.
