Orange Park has had next to no new supply since the 80s/90s because of barriers to entry in the physical barriers around the submarket as well as the low allowable density for new construction.

I'm about to embark on my first commercial real estate development project.I plan to buy a ~1acre property in Georgia to construct a 20,000sqft building with the following breakdown:8,000sqft retail space7,000sqft warehouse space5,000sqft office spaceI'll be using some of the office space and warehouse space for myself.

The brokerage I work at also owns a construction company so would be happy to discuss some estimates.

I have had years to think about this having owned a nice slug of A class IE brand new construction in the best school district in the state. and over 300 C and D class with a sprinkling of B class.from Jackson MS to Detroit and many cities in between and on both coasts... 

Fix and Flip experience and New Construction experience is a PLUS.

So you still have to spend the time to run all the comps yourself and validate the property with the construction team. 

Please help me evaluate this deal:New construction SFH in Tucson, AZ area.  3 bed, 2 bath, 1512 sq ft. 

Take those plans to the county you intend to assemble the modular home and ask them if any additional construction would be needed to meet current building codes. 

I've read online that you can get an FHA construction loan, but I can't seem to find much information or others with prior experience.Any thoughts or advice?

I’ve debated doing a smaller flip as I have construction experience.
