I also live in Denver and purchased about 5 blocks north from Denver's largest park and am relatively close to downtown and the fun areas.

Indy can widely differ block by block, street by street. 

Prices change very quickly block to block (I assume you know this as you're from Ypsi).

Its an extremely block-by-block neighborhood.

If other people notice that, then it's a perfect opportunity to bring down the price and then maybe build a trellis along the fence line or similar, that will block the view for much of the yard.

Therefore if someone books one of the single rooms it blocks the dates on the fulls space while keeping the other single rooms open.

It’s a block away from Temple University which my plan is to rent to students after renovation.

But, from what I can see on the streetview of the property, the 3bd/2bth is a weird, ugly looking block building kind of awkwardly built off the back of the fourplex. 

At this point I'm making about 1 offer every other day and I'm sure my realtor is ready start blocking my calls.
