I have been listening go the podcast for a while and I am definitely going to read the books on Bigger Pockets.Paul, the only book I have read so far about flipping is Flip by Rick Villani and Clay Davis.

I may have to start driving around the clay Cicero brewerton and Liverpool area to see anything.

At the very least people are moving out of GRU territory to where either Clay utilities or other electric co ops are available.

We've been in the game for about a year now and i've seen some great deals mainly in Clay Co, Centerpoint and Huffman/Pension areas.

Park fee's School Fees and any other fee's they can think of.. then you have your building permit fee IE plan check and the actual building permit that is usually 2 to 3k. depending on size.. so all in this can run a low of about 15k to 50 to 70k depending on jurisdictionPerk test is a Peculation of the soil  test  IE  how quick will water be absorbed.. in heavy clay soils this can be an issue along with very high ground water.
