The race track and casino are there.  

Hi BP Community,I've been quietly lurking on the BP forums for some time now, and it finally feels like it's time to step into the conversation and engage with this incredible community of real estate enthusiasts - newbies and seasoned vets alike.My wife and I, both entrenched in the corporate world, started on our real estate journey a few years back with our first house-hack.

I keep hearing from enthusiastic people talking about how it's the way to go, how one can lock up SO MANY properties super quickly using this method. 

Also they are about to open that new casino which will create even more job opportunities in the area.  

I go to Niagar Falls NY for a casino and bar night every year and let me tell you - it is disgusting and vacant.Witness at least 1 or 2 drug deasla  year.

The one mistake that I've seen is when the client believes the time table of an over enthusiastic builder. 

I think the main difference is Gatlinburg has the Smokey Mountain National Park as a main interest for outdoor enthusiasts, where Branson has several big lakes that attracts fishing and boating enthusiasts.

*Also, doesn't help that the casino industry there has some lobbyists to make sure their market share is protected. 

(its a little hot here, like death valley hot... but the river and casinos are a big draw for the snow bird population and tourism is crazy here.
