I have seen some good properties come up on the MLS but they are scooped up within a day or 2 which would be another reason to follow the advice of @Kenneth Hynes and tour homes frequently. 

I don't mind if a tenant works from home as long as that work does not create any strain whatsoever to maintenance of the property, or cause inconvenience, noise, and liability to anyone else.For example, buying and selling stuff, requiring UPS or FedEx multiple times a day for pick up, drop off, sometimes many packages on doorsteps; running a misery, conducting a yoga class, hair and nail, pet grooming, are all going to have frequent visitors that may park in neighbor's parking spaces, and you might be liable if a dog being groomed in unit C bit a baby being dropped off for baby sitting in unit B.  

People move in and out of this area frequently, so there are always people looking for rentals.

You will see this most frequently in strip shopping centers.

I have taken a step back and will not call her that frequently.

Because I'm just starting I'm focusing more on building relationships and finding a few key guys who I know are going to buy properties frequently.

I do know incomes are fairly low and renters have a reputation for coming-and-going frequently because purchase prices in the arae are low.
