I just like reading all the posts in between working with clients.I could be on BP less and work more on my marketing mailers and I will soon.Do not have any kids yet so that has something to do with extra time.My brother-in-law has one kid that is going on 3 and both him and his wife work as managers in Retail.I do not see how they stand it or survive.Luckily my wife is a homemaker so when we have a kid it won't be as bad as dual workers.

Or you could: Contact the LISTING agent directly to see the house, and they could act as a dual agent and try to negotiate a lower commission since they'd be receiving commission from both sides of the transaction.

I would have to guess the 12 month occupancy has a dual purpose...1) owner occupied is lower risk and 2) they lose money on a refi if you sell in 12 months.
