One thing I want to be crystal clear.When wholesaling, once I have a property under contract and have an investor buyer, how does the title compnay close on it?

@Jay Hinrichs HinrichsJay, Regarding my comment about a recession:  My crystal ball is broken with regard to timing, but ever since biblical times, economies around the world have experienced a recession every 7 years (sometimes 6, sometimes 8..)

You've also confirmed the 30/90 day resale restriction, I know I've read elsewhere, however, to be crystal clear, would that apply even if it is an all cash purchase and not a loan?
