Hi Wayne, since you're investing out-of-state, my advice for you is to read this book “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

I'd just send them a move out list of what they need to do and if your lease states that you can show the place (with proper notice), I'd remind them of that and try to book showings as close together as possible to minimize the disturbance to the tenants.
