I paid for a premium membership to the GA superior clerks’ authority’s website so I can research liens.

I knew who the author of this post was after reading the title.

I would probably verify with local zoning authorities as far as any structural changes needed to the façade of the exterior to allow for a separate entrance but that is likely not an issue in most cases. 

Also if you plan on renting to people who are on section 8 you can get a hold of the Lee County Housing Authority as they are always looking for places and they currently have a bonus (I believe it is still available) if you rent to someone who has section 8.My places up in Lewiston, Maine are almost always rented through Facebook Marketplace. 

Rents could be raised (don’t see why not) when leases are up next year😧 If section 8 tenants continue,  I’d need to ask permission from housing authority is my understanding if not, look for a non section 8 tenant. taxes about $6200.

In California, it is illegal to bill anyone for water since you are not a water purveyor (state-authorized water company, I think that means).
