There are non-government loans (we call them non-QM in the mortgage industry) that can lend to LLC's, etc. but then your loan isn't as good.  

I would base this on your numbers, not sellers (seller financials are one of the biggest jokes of this industry), and your return requirements.

Right now my goals are to learn as much as I can and become familiar with the industry so I can find/make informed and confident deals/decisions.Wholesaling interests me, especially as a start, but eventually i'd like to establish a portfolio of rentals for monthly cash flow and accumulating assets.All that to say...I'm excited to connect with others in my area that share interests in real estate!

I have done my research online and it doesn't seem like the strongest market (population is stagnant, crime rate is not the best, job industry isn't very strong) but I know personal accounts are important as well. 

Hi, i have 10 acres of industrial land and going to be building out muti use type of storage kind of little bit of everything, rv /boat storage / semi truck parking , and little bit of container storage   and small spaces (5k-10k sqft)  for contractor yards as well .    

I am not new to RE development, but most of my concentration through the years has been in commercial flex warehousing and industrial development.
