Previous spec home from the builder with nearly identical floor plan was sold as 2BR, but lists on AirBnB as 3BR.

All successful plans are generated this way. 

Lawn cutting/snow removal you can get quotes for, plan for some vacancy, property management software if you will use any.Hope this helps.

Our business plan actually includes rehabbing distressed properties and conducting off-market transactions with owners currently occupying distressed properties using equity to reduce the out of pocket costs for the seller/buyer and to simplify the process.

@Tim Swierczek, my current plan is the target $10k/month from paid off rentals.

However, good asset protection planning starts before one has significant assets to protect.  

Most of the homes come with a one or two year warranty so we set it up so that they can communicate with the builder directly to handle maintenance issues.- Taxes are usually much lower the first year. 

One of our biggest clients plans on building more up there and meeting another GC or two would certainly make sense.
