Driving traffic to your direct booking site, if you have one, can definitely be a challenge but I personally believe it's becoming more important all the time, particularly for STR.

When you are on sites that say for rent, lease to own.

Check past home values and rental rates using sites like Zillow and Realtor.com or local house market reports.

Development costs will often be the biggest hurdle, meaning: sell the land you have and buy an existing park, campground, rv park and "upgrade"/ convert the sites to tiny home compatible. - and you'd be ahead.

Cities are required to select sites for new housing developments to address the housing shortage, but when cities are located on peninsulas with a finite amount of land there is a limited number of feasible lots to build on.

I was just scrolling on Google and ran across the site and thought I'd give it a try.

Not a lot of info on their site, and their marketing team is pretty aggressive.
