Just like most here I’ve seen the “guru” seminars, watched the HGTV/DIY shows, listened to the podcasts, watched the YouTube videos and read the blogs and in being on BP for less than 24 hours a lot of the information I thought I knew has now been debunked, so to speak.

A couple of days ago my wife played me a section of a Bigger Pockets video on the topic of BURR.

Only mother nature knows if the supposed "100-year flood"will happen in any given year (here's a video) that is by an engineer really fascinating for us Nerds.

Also, look for their youtube channel, they have very good interviews with experienced people in the real estate.
