I haven’t loaned any money out and not sure if I will, but definitely believe it is a great way to make money.  

With over an estimated $300 billion of extremely delinquent debt yet to be liquidated to the secondary market, there is a a lot of opportunity to reposition these loans, keep folks in their homes and make a very nice profit for all involved. 

What happens if you buy the duplex with a conventional loan with the purpose to build an ADU to move in shortly afterwards?

We're in sunny Florida, buyers want the loan paid off and there is a $0 increase in home value. 

If the WY LLC gets a loan there is a security instrument (deed of trust or mortgage) that needs to be signed and recorded. 

If you buy primary you only exclude $750k loan interest if you itemize deductions instead of taking standard.

And now another 1k of principal paydown per year on the 100k additional money in the new loan.

I have researched the different kinds of loans for this but I would love to speak with any lenders or other investors in this area.

I am planning on getting into a deal with 0% down VA loan which will save me some upfront capital and can be used for damages and such.
