That market has been super frothy and I wouldn't predict a crash in prices is coming but I certainly expect it to flatten out for a while.

The reason I ask is because when people refer to the crash in 2008, of course that was a nationwide epidemic even affecting parts of Canada.

All this talk about multiple offers shows a market that could be underway towards increasing prices.My condo complex has 340 units and we have had values cut in half with properties just sitting for long periods, no action.Just noticed, everything except 2 units have sold, at huge discounts mind you, but sold nonetheless.Condos are the firt to crash and the last to comeback.

The condos were bought by a lot of out-of-state investors (mostly in Cali) and when the market crashed the price dropped from $120-135k down to about $70k.

I saw a lot of guys crash and burn flipping but have been around long term rentals growing up and appreciate the tax benefits and advantages of long term holding(1031exchanges) so I have been evaluating other area like notes, large multifamily, out of state.
