My expired leads come to me in an email every single day so all I do is open it up, read through the agent remarks and identify which ones are short sales and which aren't.

Don't risk your review rating because a guest didn't like "how clean the home smelled" - actual remark from a guest (luckily he didn't leave a review).

If I'm listing a house and it has granite and/or new appliances, I will add that to the Realtor remarks in the MLS.

I have faced many similar remarks from friends and family, but you must look at what they have done in real estate and in their own lives.
