The chances of a pit bull type attacking you are just as likely as you getting hit in the head with a falling coconut off a tree walking down the street.  

Sitting is not my cup of tea, so i had no choice but to get creative. 

I agree with Jacob that 2-4 unit multiplexes are not growing on trees like they may have been during the downturn, however, some possibilities do still exist in Montgomery County & DC.  

The data is there, you just need to make a decision tree and add it up.Then you have two choices.  

Two problems we've had with acrylic that were combined with the tub surround... tenant burning tea light candles on the soap dish burned a hole in the surround and another tenant couple (both overweight) who enjoy taking showers together caused the tub and surround to flex so it became detached from the wall.

We had to drag the car twice to get a dumpster on the property, to get contractors trucks in the driveway, to cut a 40 ft. spruce tree down.

This will be one sale of about 40+/- acres and another 60+/- acres with both full of trees.

Forever we were forced to use cast iron and clay tile, even though cast iron was much more expensive and required a lot more labor to install and clay tile was much more expensive as well and much more susceptible to tree root damage.

Breaking even is a tough term because all those properties are negative cash flow so yes they paid in every month but also ended up way better in the end.Its not my cup of tea and I think its risky but if you have reserves, can wait and are right on the market it can work out.
