What are trends you’re noticing in type, style, color, etc?

I was turned off by the approach, style, and even more importantly that the solution suggested was not correct for my situation and the rationale for it contained factual errors for my situation.

The business model I like today regarding multifamily 10 units plus is that with the type of long term, fixed rate financing now available in the commercial space buying and holding for a steady income is a sound choice.

I was quoted around $94 per sq ft for a duplex style (2240 sq ft). 

I’m in the Syracuse area and I honestly think that I’m seeing house style properties move a little quicker in the rental area than the traditional apartment style

Some property owners were able to add a portion of the sign company's revenue (say, 10%) as a bonus, but sign companies are getting away from that model because there are just too many billboards any too much number crunching.

Figure out your investment style first and then you can ask more specific questions on different ways to achieve that goal.
