Temple and Downtown Philly aren't bad, but one still needs to be cognizant of the blocks, streets, and crime.  

The listing says there's an unpermitted 2 bed 1 bath garage conversion, so I'd be extra careful about making certain it's vacant before closing.

It will be a 2-3 bed 2-3 bath condo.

Their work isn't low quality but I disagree with some of the conclusions they came to in determining boundaries that are adjacent to ours...if I just went and marked their pins my client could 'lose' 18'-35' of their property...or almost worse, build 18' too close to the street ROW likely putting their house into the City easement...

Estimates are way way over $100k in repairs and they claim in the appraisals that you can do a roof, paint, flooring, new ac, pool replacement plus pump and plumbing, 100' fence, new kitchen, remodel 2 baths and all new flooring as well as re plumb the house in a 2200sf house for.... $45k!

Rents for single family home, 3 bed 1.5 bath in this area run around 1,00-1,400/month.

Broad Street to the north, Demorest Road to the west, Sullivant Avenue to the south, and Hague to the east.

The 3 of the first 4 are within a .1 of a mile the other 3 are across a major street in a neighborhood closer to an area college.
