With the research I've done, I have found a couple of investors state that it forms soft of a "hedge" to protect your assets by first establishing a company and a trust - so this is definitely something I will look into.

Don’t know if this would help, but I just looked up an appraisal on a loan we did on a multi story  421 unit climate controlled storage facility in GA.The land cost (really appraised value, owner owned the land for long long time) was 17% of the hard/soft costs.

My guess is a lot of first time RE agents start out trying to be 'investor friendly' but give up after the 100th out of state investor asks them to send their 100th 70%-of-asking LOI and after 6 months of running all over and calls, and emails, and being laughed at by selling agents, they stop.Not trying to paint all investors with a broad brush (hell, I'm an investor), but most agents don't want to bother.

Morning All,I own a multi unit property in Cincinnati ,this is my first  rental property and I don't know if I should sell it or keep it. here the rundown why Im on the fence.first thing I did was take action, but the actions I took were all wrong. lol1. tried to wholesale the property,got it under contract for 25k. later found out that it had foundation problems so I ended up buying it for little or nothing.2. did a soft search with a title company , findings were 8k in property taxes.3. did a warranty deed transfer and recorded it with county , Now i officially own it.
