You have no idea what I am trying to do for him after closing. the point is foreclosures dont just sneak up on you there is a date where they are going to sale and to be out of bullets 7 days before the sale is a major problem for the owner.. but anyway like I said no offense .. there are a lot of new wholesaler types come to these forums and I dont think they understand how they can negatively affect an property owner when they pass themselves off as cash buyers but really need a loan or have no cash.. 

I have also found 3/2's to be the best bet for renting and also take pets with a pet fee (they sneak them in anyway or claim it's a service animal and no refundable pet fee).
