Hello - question for my wholesalers and investors in the greater Atlanta area, are there any title companies that you would recommend that work with wholesalers and are familiar handling simultaneous closes?  

I think I see it as you do--a way to open doors for my own investing purposes while simultaneously gaining access to some helpful tools and making a few bucks along the way.

I would start with networking with local cash buyers in your area while simultaneously learning to find deals.  

Ideally I would like 20 MFH's locked into cheap 30-year mortgages while simultaneously holding a large portfolio of SFH's held in cash.

@Drew Shirley the biggest challenge when syndicating deals is keeping investors interested while simultaneously trying to find deals.

If it's not assignable then you simply do a simultaneous close.

Melissa Harris If you do both the refinance and your new purchase simultaneously you can count rental income from both properties.

I can get the $ in 2 days and close on deals and market them on the open market as well, instead of worrying about having to find a buyer to close simultaneously or exposing my contracted price and opening myself up to getting negotiated downward by buyers/other investors. 

I am simultaneously going to attend college to pursue a degree in Accounting and a CPA.
