On top of these expenses, you will have maintenance outside of the HOAs: Repainting, cleaning, plumbing, new flooring periodically, appliances, etc.  

So repainting the house is an expense, but remodeling your outdated, but useable, kitchen is capitalized.  

A repaint could be $1500+.Who is responsible for landscaping?  

So we will probably have to get an ozone generator in there and repaint etc.

Will the units need a full repaint, or are touchups fine?  

After they accepted the offer we did inspections and was able to get them to do $5,000 in repairs (repainting, plumbing, flooring, sprinklers, & fence) then got $4,000 in credits for other repairs.

It ended up being that some decades ago when they repainted the houses they accidentally switched the house numbers on the duplexes.

At this point we will have to remove the floating engineered wood floors, rip out the flooring beneath (suspect original wood floors), seal, then put in a new layer, then reinstall the wood floors after sealing the bottom of each plank, then seal the lower part of the walls, then repaint.
