How can I strike a deal where they can still receive some income from the property, but I can purchase the home and make my share and eventually (1-2 years away) own the home and eventually get full profit from this 8-unit property.

For clients who purchase fixer-uppers, we can renovate the property to their exact specifications.

The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022.

I contacted Buildium and they confirmed they do not offer credit card tracking, but offered a workaround which was to set up a credit card as a bank account, and when there is a balance it's just always negative in the bank account, and this would allow you to track individual purchases like it was a checking account.  

I also live in Snohomish County and am planning to purchase my first rental property in 2025.
