Does the software use the net gain after taxes to produce the output or are they assuming no taxes and no sales costs when they produce the IRR?

I say invest the funds into other income producing investments with as little cash in as possible (and still see a monthly income of course) and use those tax benefits as much as possible now.

Since most of the bailouts consist of relableing borrowing, they are destined to fail.I think that the fact that the megacorps have sent all our manufacturing jobs to other countries and we now don't produce anything we use, means that we are in for some hard times ahead til the global economy levels out.

The field also provides enough income to those who are successful that people can switch careers.Any field that has a low barrier to entry and high income will produce a high number of bozos.What I like (not part of the question but still something I want to share).There are many, many RE investors who are very willing to share what they know, what they do and otherwise help people.
