Income production is not a requirement to be eligible for 1031.Where you'll have issues is that Pennsylvania does not recognize the 1031 exchange for deferral of state taxes.  

I'm reading that part of the proposed tax reform is to eliminate 1031's.  http://www.foxbusiness.com/features/2017/06/13/103...Anyone know more about this?  How likely do we think this is?

I am doing a reverse 1031 exchange.

Check carefully who will be required to do the exchange, what the actual basis is, and your personal reinvestment requirements if applicable.   

Be diligent, be precise, and work as quickly as your time allows.

However, if there was any intent to hold for productive use in trade business or as an investment then there is a possibility that they could sell that and do a 1031 exchange into the lake front home.  

Maybe someday you will decide you want to 1031 exchange this into an apartment building.
