If you are going to be filing the paperwork with the courts yourself, it probably would just be the filing fee and the time in which you have to 1- file eviction paperwork 2-the date & time you actually have to show up to court to plead your initial case.

You could track them down and threaten them or wave your arms wildly or plead that the unpaid rent is costing your mother that heart transplant you've been saving up for...but the tenant won't care.My recommendation is that you turn the unit around ASAP, get it rented, and move on.If your tenant caused $1,800 in cleaning and repairing, you may want to raise your screening standards for the next one.

It almost seems like these were simply accounts they forgot to pay as young twenty somethings do (I was guilty of this).  

Guilty until proven innocent is one way to think about it.You can work through a book in a week is you have a serious reason to focus on completing it.

It has crossed my mind recently, and I almost feel guilty thinking about it, but life is life and these things happen. 

As it stands, I think the theory is: don't get caught, if you do get caught plead ignorance, and hope the penalty is way less than all the money collected by doing these deals. 

He is, however, guilty of being a terrible communicator.
