I'm planing to turn it into and short term rental using AirBNB and VRBO in early August of this year (2032).

Without getting on a plane, a train, or spending a day or more driving.Where I'm at....I've found my initial market here in California with what I consider reasonable cash flow and appreciation.I am (initially) looking at 4-plexes and more-plexes as well as smaller mixed commercial/residential properties.

People fear plane crashes but not driving even through they are more likely to die in the car than the airplane.Liability from suits related to being a landlord is real.

I can't drive a truck, weld, fix my truck, fly a plane, do real electrical, plumbing, concrete, tiling, etc. 

My dad had a plane (and still has a hangar that he leases) at Rostraver airport, so, yeah, a lot of time was spent driving on 51 through your part of the world.Sorry I don't have any advice/ideas re: the property in the OP.

You need to base your ARV off other properties that have sold in a flood plane. 

I think it has everything you can find in another service, but completely free and planing to be that way.

The perception of someone trying to sell to you and them thinking you may not want to spend money on a plane ticket to fly out there is a recipe for disaster....that "C" area could actually be a "D".

I was planing on charging $100 more... do you think changing the old bath tub to a jacuzzi tub makes a big difference?

Definitely worth the price of a plane ticket.
