Lets say my current small apartment in Manhattan with a roommate only costs me 1000$/month to live in.

and if you are living in manhattan and flipping out of city/state....how do you coordinate the flip, how long do you stay at the site, I am assuming you want to be there for the flipping process as well as the research phase.Thank you in advance for your advice!

I used to go, but a club on LI meets at the same time, and I don't have to drive across Manhattan and pay tolls to visit that one.

I was born here, and though my family moved us out to LI, I liked it so much I moved back when I could.I regularly attend meetings for REIANYC (Manhattan, second Wednesday of every month), REALI (Suffolk, third Tuesday of every month), and LI REIA (Suffolk, second Tuesday of every month).

My only experience is from my dad who has a few buy and hold properties in Manhattan, NYC ... given all the "formulas" and stuff here, it would have been a horrible buy for him.

I purchased 11 years ago in an up and coming area of Manhattan and am now being offered 4x what I paid...Here's the catch,  though it is a very good offer, it is still way less than the avg sales price for a 2 bedroom in Manhattan due to income restrictions attached to our bldg.  

I'm a native brooklynite and Brooklyn was always frowned upon until after 9/11 when people got scared to live in Manhattan.

I am looking to buy another apartment, this time in Manhattan (NYC) but I don't have enough for a down payment.
