It is me reading this site for the last few years that finally pushed me into taking the leap this past March with the duplex, and then in June with the SFH..

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

My guess is, they con investors into $50,000 or more and spend it on their sub-par lavish lifestyles, making promises they can’t keep doing services they aren’t capable or legally able to perform.

So I went to their site to see. 

I do Zillow rental manager (which posts to a handful of sites) and FB marketplace.  

Hey @Jennifer Figueroa, if you were to refi already, do you have enough equity to perform a cash-out?

This can be done by using sites like AirDNA, or by clicking on Airbnb/VRBO and seeing what similar properties are renting for and how booked they are at what rates. 

Its a gamble to go the permit route or not in Philly and absolutely matters the neighborhood/your neighbors as they are usually the folks that will call L&I on you OR if your property is near other construction sites where inspectors would be traveling to/from.
