It only takes one deal...so let's see what happens.This is consistent with what our guys in SoCal found - people there completely ignore them.

What you do not want is a pet adversely impacting other tenants which is why they work OK in a SFR.Also, what can't be ignored is taking the tenants entire profile into consideration.

appreciate the feedback--while I believe in second chances, the fact that he ignored the caveat on our ad of "don't respond if you cannot pass a background check", indicated to us that he was ok in being deceptive--even if it was to prove himself as a good worker so we would overlook the criminal aspect--I feel that having him around  increases our liability for a lawsuit, and if something Actually DID happen, we had knowledge & put our tenants and their security at risk---PS--asked our attorney & he said get rid of him, so that is the plan--

There are several concerns I have with this.1)  First, you went from ignorance is bliss to at minimum a very strong suspicion.  

When another party in the negotiation tells you they ignored ALL of your comments, it gets a little frustrating considering it is not cheap to do contract review with your legal counsel on documents close to 50 pages.
