Expectations ,not Exactions man my spelling is horrible...

Usually, a marital problem creates horrible credit history, not to mention alimony if there is any, lawyer's fee and anxiety deluxe. 

Andrew, it would be helpful to know what price point your rental is, as that would provide some context.In any event, I recently purchased a rental which rents for ~$600/month and it had absolutely HORRIBLE hardwood floors (years & years of multiple gluings on the hardwoods because carpet & laminates had been put over the top). 

I know this has been a horrible experience but I appreciate that you documented it so well for folks like me who have yet to go through the eviction process.  

There are plenty of "golden egg" looking properties in the Cleveland market, but they will end up being a horrible money pit. 

Will you get a horrible tenant who trashes the place? 

It can chip and be horribly stained.

@Damon Ng I know it is a bummer, but that actually doesn't sound as horrible as I was thinking.

Please make sure you have an outside inspector look at the houses as Morris Invest has been known to do horrible renovations (please search other threads here or on Youtube).

Secondly, my job isn't quite that horrible.
