If you don't have that type of clause in your current lease, you'll want to add one for the future...in the meantime, consider telling the tenant that the space is not habitable until the problem is fixed, and that they are not required to pay rent for the period that the space is not habitable--during which time, they can stay in a hotel/air bnb etc. ...but, it also depends on your local laws/regulations on the issue--some areas might require you to provide a hotel; at the end of the day, you have to follow whatever the law says....Good luck!

In 1978 people stopped using Lead-Based paint in homes because it was discovered that it was harmful.

If one has a goal of retiring early, I don't see any harm in putting in 401k funds, and using it almost like the Ronco grill (set it and forget it!). 

So things like personality, cleanliness, sleep/work habits will be right there with you when house hacking rooms. 

If they are paying tenants than I don’t see the harm in keeping them.

If people were responsible with it all would be fine, but there not, there greedy and self serving, happy to commit mass harm for personal profit.
