Everything else is turnkey - chef kitchen, wood floors, 16 foot ceilings, 2 units have skylights, everything separate meters, new water heaters, new appliances, etc.

Footings and CMU aren't generally cost prohibitive. 

Lastly, if you have  "per square foot" cost in your market just think of it as a full gut times the property square footage and that will get you close.

Was that based on an "average" per square foot or did a GC actually look at the property and provide a quote?  

I used to start with $40 a foot to rehab but only to see if I was in the bell park.

Amazon has a 100 foot cat5 cable for $7.75.

I have read many blog posts and a few RE books describing the process for narrowing down your target market starting from the 30k foot view and narrowing down to metro then city then neighborhood.

I would be very interested to begin networking and communicating to people around the Pensacola and surrounding areas to see how I can get my foot in the door.
