Thanks to so many resources I've found on the Internet the creative ideas are exploding.

I had over to the home and come to find out that the sewage pipe in the basement exploded due to clogging.

That's a pretty low interest rate to refi.You would first need to determine what kind of mortgage you have (RMBS,Fannie,Freddie,etc.) and then call your servicer you make payments to on the phone to discuss options.If you are fixed at 5.25% then most likely the servicer would not do a loan modification lowering the rate if your payment were on time.If you have an adjustable rate loan that could explode upwards they might do something.Even if you can REFI the question is does it make sense to do so??

Especially the areas surrounding the Leander station is awaiting to explode.

If you are licensed agent, who also invests, your marketing efforts and opportunities EXPLODE!!! 

I hear Canton is exploding and plan on doing some research on the area as well as Kennesaw and Roswell.

The DFW market has exploded over the last 5-7 years.

I have a name for a contact there if you want it but BEWARE prices are exploding.

I have family in the Wylie area and that place has exploded as well.
