I’ve been getting mixed signals from different forums to steer clear of Baltimore and others are praising it.

In the process of selling a property that is a 6 units mixed-used building.  5 residential units & 1 commercial space. 1 of the unit is zoned commercial with outsourcing dry cleaners.

Build a local team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground.

When you wanted 5000 doors what kind of mix did you want of single family, small multi, and/or larger multis?

I like a mix of needing cosmetic updates and basically turnkey.

If rentals, then you should definitely not mix it with AirBNB because it's normally taxed as ordinary income. 

We have a good mix of tenured investors, realtors, lenders and of course new investors seeking to learn more.

When it comes to real estate, even with a well executed plan in place there will still be plenty of things to learn on the way.I recommend finding someone that you can partner with on a current venture of theirs as a learning experience - put $15k into the mix and use that as a mentoring experience.
