I did BRRR lending there for years so on top of owning all of those I did at least 750 loans there.I had some new construction in Byram as well as Pearl  Rankin and Madison .We owned about 50 north of county line on both sides of 55 ..

We've had an oversupply in housing the past 2 years or so and will probably continue for the next 1-2 years, but everything I'm seeing has shown next construction starts have dropped substantially in the past 1-2 years so good chance we have an undersupply again in about 2-4 years once everything still being completed does finish and gets leased up.

Orange Park has had next to no new supply since the 80s/90s because of barriers to entry in the physical barriers around the submarket as well as the low allowable density for new construction.
