I was happy to grant their request to terminate the lease early.Unless you're running a charity, stick to the plan and don't let emotions cloud your decisions.  

None are valid investment considerations, in my opinion, unless you are running a church or charity.

The pictures of the happy family/ me and my kids/ what we do for fun/  our spare time charities we support/how the note business has made my life wonderful/don't you love the Caribbean too bs.

She is very sweet but seems to be running it more like a charity (no doubt there is much deferred maintenance on all the units).

Since I know you are making a profit on these deals, then you certainly bought them at or below 70% of market, unless you're in business as a charity for new investors (I doubt it).BTW, I almost never sell properties because I'm in the rental business.

It suggested that if an investor holds vacant land 12 months or more and then donates the property to a charity of choice, the tax break can be up to 30% of their income.  

And the total and utter disgust I've been feeling at politicians, organizations, and some of the general public being so flippant as to tell rental property owners they can't evict has just added another layer to the ugly cake for me.It's galling that for years politicians have grossly undercut affordable housing programs, but suddenly expect us to become de-facto charities against our will. 

You can also gift stock to family members or donate appreciate stock to charity.
