I would have had the seller sign a 3rd party authorization and limited power of attorney when we closed on the sale.

The only tricky part here is i need electric obviously to power the pump on the well and I’m not sure how that would work if there are 2 units.

Also if they are trying to mow really long grass or wet grass the electric ones don't have the same power and they could kill it quickly, leaving me stuck replacing it.

Most cash investors will take anything at the right price but big red flags would be major roads/ freeways, backing commercial or heavy duty power lines, and houses that are too small for the area, lately it seems popular to flip 3br 800-900 sqft houses which would be a pretty cramped home for most people, usually the buyers there are owner occupants.

This is cheap with battery-powered materials, if your local code allows it, significantly more expensive with hard-wired models if your local code doesn't allow them.

Go ahead and call me a left winger (I am), but I think we need good regulations which are actually enforced in order to not have the most powerful entities take advantage of individuals.Yes, I am glad I that in my case I only lost money on the due diligence.
